Real Estate Tax

All real estate property is subject to taxation, except that specifically exempt. It is assessed as of January 1st of each year by the Commissioner of Revenue and payments are made in two installments which are June 5th and December 5th. If there is a change in ownership, billing address or other change pertaining to your taxes, please notify the Commissioner of Revenue's Office immediately. Failure to receive a bill will not relieve the penalty and interest charge that is applied to past due bills.

Office hours are from 8:00 a.m. to 4:30 p.m., Monday - Friday.

Delinquent Taxes?

Fluvanna County:

The Fluvanna County Treasurer’s Office announces the implementation of a new delinquency collection program.  These efforts will focus on the collection of delinquent real estate and personal property taxes owed to the County.  At the beginning of 2024, the delinquent accounts collectively totaled more than $9.5 million dollars.

The Treasurer is working with Taxing Authority Consulting Services, P.C. (TACS), a Virginia law firm that concentrates its practice on representing treasurers and tax collectors. The fees charged by TACS are paid for by the delinquent taxpayers and the County will pay no fees for the service.

In collecting these accounts, TACS and the Treasurer may pursue all means of collection authorized by law, including the attachment of wages or other assets or filing suit in court.

The Treasurer is getting ready to assign delinquent accounts to TACS and taxpayers are encouraged to address their delinquencies promptly to avoid referral to TACS and additional collection costs.
